Condensation and moisture are a massive problem for all types of buildings across Australia - both trapped moisture and water intruding into the building envelope. The presence of moisture is always a precursor to various building ailments which can adversely effect the health and well being of all occupants, especially the young and elderly and those suffering from respiratory ailments. In addition to the health of the occupants, the health and wellbeing of the building structure is significantly compromised by excess moisture, compromising the structural integrity of the foundations, walls and floors of a brick building and the structural timbers, flooring and plaster walls of any timber or brick veneer property. Moisture can also promote termite infestation.

Whilst removal of moisture - whether it is from an event like a flood or a burst pipe, or just from a lack of ventilation - must be a priority for any building owner, prevention should be the highest priority for every building occupant.

CONDENSATION - HOW IT OCCURS AND HOW TO PREVENT IT

Condensation is the most common moisture problem in most modern dwellings. As we become more efficient at insulating or sealing our dwellings, air is increasingly becoming trapped in the building envelope. Windows are well sealed and often not opened regularly enough, and common entry points for fresh air are no longer so common. With nowhere to go, the natural moisture which is created through everyday life - breathing, eating, cooking, showering, sleeping - will condensate onto the colder surfaces inside the building, leading to streaming windows and mould growth. Removal of moisture from the building envelope can be achieved in two ways - in the short term, immediate relief can be provided with the use of professional dehumdifiers, portable heaters and air movement. Long term, by introducing filtered, fresh and warmed air into the living areas, the existing internal air and moisture will be diluted and thereby reduce the moisture levels, eliminating condensation formation and effectively eliminating mould generation. As the heated air is introducted from a building high point, it forces the cooler, moisture laden air downwards and, as well as diluting it and reducing humidity levels, it will also forcibly expel the cooler, lower air out of building voids that are always available in all but the most hermetically sealed properties.
